What does a homeowner need to ask when hiring a Loan Modification Company, so he/she will know the company is able to get them a Loan Modification

There are so many loan modification companies today. Almost as many as there were mortgage companies! How does a homeowner know who to trust? What should they look for when choosing a company to handle their most precious asset, their home. There are many signals to determining the good guys from the shady guys, as well as the successful from the not so successful. First the homeowner must do their homework. Search the web, talk to the testimonials on the companies websites. Most of the companies I have tested so to speak, say they have an attorneys doing the modifications. However, I wasn't allowed to actually speak to a real live attorney in most cases. This is pretty common, and the reason the Dept. Of Licencing, Labor and Regulation is starting to become more strict in most states. The homeowner with out a shadow of a doubt does need an attorney. The companies that state they do have legal counsel and do not. are simply hiring mortgage processors, and they have one corporate attorney for their own business affairs. In no way is this ethical, and honest. Ask to speak to a real live attorney, and if for whatever reason the company has an excuse, simply hang up. This is a huge legal process, and you can bet the Lender/Bank has their legal arena completely covered in their own behalf. If the company you call doesnt ask for a complete finacial rundown. You must quaify with the guidelines that are across the board with all banks, showing resdual income after all your housing ratios, revolving debt, the new modified payement, and so much more in order to get a true "change your NOTE" Loan Modifiction.
